Lawn Renovation
If your lawn has thinned out, died in patches, or never really recovered after construction, grading work, or a rough winter, a full renovation is often the most reliable path to a dense, healthy stand of grass. Southern Wisconsin’s clay-heavy soils and wide temperature swings are hard on turf, and surface fixes like overseeding into dead thatch rarely take hold. Martinez Landscaping handles the full process – from soil prep through establishment – so the new grass has the foundation it needs to survive our winters and come back strong each spring.
- Full lawn renovation includes soil testing so we amend for your specific yard, not a generic prescription
- We kill existing vegetation, dethatch, and loosen compacted soil before any seed or sod goes down – skipping this step is why most DIY renovations fail
- Seed varieties are chosen for Southern Wisconsin conditions: cool-season blends that handle our freeze-thaw cycles and the shade patterns common in Oconomowoc-area lots
- Finished grade is checked and corrected before seeding so water drains away from the foundation and low spots don’t drown new growth
- Every renovation includes a starter fertilizer application timed to the seeding to give new roots the phosphorus they need in the first 30 days
- We walk you through a post-renovation watering and mowing schedule specific to your yard so the establishment phase goes as planned
How It Works
Our Process for Lawn Renovation
Free written estimate and site review
We walk the yard with you, identify what killed or thinned the existing turf (disease, compaction, drainage, shade), and put the full scope in writing before any work is scheduled.
Soil prep and kill-off
Existing grass and weeds are treated or stripped, thatch is removed, and soil is core aerated or tilled depending on how compacted the ground is. If a soil test shows pH or nutrient gaps, we amend at this stage.
Grade, seed, and protect
We fine-grade the surface, apply the right cool-season seed blend for your sun and soil conditions, starter fertilizer goes down, and erosion blanket or straw covers the seed to hold moisture through germination.
Establishment check-in
We follow up once the new grass is up to make sure germination is even and answer any questions on mowing height and watering as the lawn moves through its first growing cycle.

Common Questions
FAQ: Lawn Renovation
Late August through mid-September is the ideal window in Southern Wisconsin. Soil is still warm enough for fast germination, air temps are cooling down, and fall rain reduces the watering burden. Spring renovations work but compete with weed pressure and summer heat stress on young roots.
For a true renovation where more than 50% of the lawn is dead or weedy, killing the existing stand first gives you a much better result. Seeding into heavy thatch or into competing grass usually means poor seed-to-soil contact and thin, patchy results.
New grass is ready for light foot traffic around 4 to 6 weeks after germination, and fully usable by the following spring after it has gone through one winter. We’ll give you a specific timeline based on when your renovation is done.
